Frequently asked
Questions, answered.
Are home prices in Utah dropping? +
Not statewide. Utah's median sale price was $530,000 in September 2026, up 1.9% from a year earlier (Utah Association of Realtors). Sales have slowed more than prices: new contracts were down 26.8% from a year earlier, and there were 4.7 months of supply. Prices move differently from county to county, and our Utah housing market report breaks it down region by region.
Is it a good time to buy a house in Utah right now? +
It depends on your timeline and payment more than on the calendar. Buyers have more choice than they've had in years: about 4.7 months of supply statewide, and many listings have had a price cut, which gives room to negotiate on price, repairs or a rate buydown. The trade-off is borrowing cost: the 30-year fixed rate is about 7.375% today. If the monthly payment works for you and you plan to stay at least five years, waiting for lower prices or rates is a guess either way.
How much do I need to make to afford a $500,000 house in Utah? +
Roughly $133,000 a year. With 20% down ($100,000) and a 30-year loan at 7.375%, principal and interest are about $2,763 a month. Add about $229 in property tax and $100 in insurance and the payment is about $3,092. Lenders usually like housing costs to stay under 28% of gross income. With less down the income needed goes up, because the loan is bigger and mortgage insurance is added.
What is the cheapest city in Utah to buy a house? +
Among Utah cities with regular sales, the lowest median sale prices over the last three months were Price ($308,000), Vernal ($359,000), Ogden ($366,000), Logan ($396,000), Harrisville ($398,000), based on closed MLS sales. Prices are lowest in eastern Utah and the smaller northern cities, and highest in Summit and Wasatch counties around Park City.
Is Utah expensive to live in? +
For housing, yes. Utah's median sale price of $530,000 is about 27% above the U.S. median of $417,500, but below the West as a whole ($613,600). Utah has no real estate transfer tax, and the 45% property tax exemption on a primary residence keeps property taxes below most states. Prices vary widely by city: Park City and Summit County cost several times what homes in Ogden, Logan or the Uintah Basin do.
What's the nicest city in Utah? +
It depends on what you want day to day. St. George has mild winters, golf and Zion National Park nearby. Park City is the ski town, with two resorts in town and prices to match. Salt Lake City has the jobs, the airport and the restaurants. Lehi and the rest of northern Utah County are close to the tech employers of Silicon Slopes, and Logan is a smaller college town in Cache Valley.
What is the 3-3-3 rule for buying a house? +
It's an informal rule of thumb, not a lender requirement, and people define it differently. The most common version: keep the price at no more than three times your gross household income, and keep about three months of payments in savings after closing. At Utah's median price of $530,000 that would mean an income near $177,000, well above what most Utah households earn, so most buyers here go by what a lender approves instead. Get pre-approved first so you know your real number.
How much of a down payment do I need for a $400,000 house as a first-time buyer? +
Less than most people think. A conventional loan can start at 3% down ($12,000), an FHA loan at 3.5% ($14,000), and VA and USDA loans can be zero down for buyers who qualify. Utah Housing Corporation also offers down payment assistance loans for qualifying buyers. Putting down less than 20% usually adds mortgage insurance, and you still need cash for closing costs.
What are closing costs when buying a home in Utah? +
Buyers usually pay about 2% to 5% of the price: lender fees, appraisal, the lender's title policy, escrow and recording fees, and prepaid taxes and insurance. Utah has no real estate transfer tax or mortgage tax, so closing costs here are lower than in many states. Your lender's Loan Estimate lists the exact numbers within three business days of applying.
How much does it cost to sell a house in Utah? +
Plan on roughly 6% to 8% of the sale price in total. Agent commissions are the largest part and are negotiable, including whether the seller pays anything toward the buyer's agent. In Utah the seller normally pays for the buyer's owner's title insurance policy and half the escrow fee, plus any agreed repairs or concessions and prorated property taxes. There is no transfer tax. How long does it take to buy a house in Utah? +
Usually 30 to 45 days from accepted offer to closing with a mortgage, and as little as two weeks with cash. Utah's standard purchase contract sets three deadlines: due diligence (inspections, HOA documents), financing and appraisal, and settlement. Getting pre-approved before you shop keeps the timeline short.
